Commercial brokers: show SBA 504 and 7(a) before the lender does

Owner-user buyers stall when financing is a mystery. Put the two SBA programs and a bank loan side by side on your site.

Most small business owners looking at a building for their company have never bought commercial property. They know their rent. They do not know what "owner-user" means, or that the SBA will help them buy with 10 percent down, or that the answer to "what would this cost me each month" is usually less scary than they think.

If they have to wait for a lender to explain it, the deal waits too.

Three numbers, side by side

The comparison that moves owner-user buyers is simple:

  • SBA 504. A bank first mortgage plus a fixed-rate SBA debenture. Usually the lowest blended rate on a straight property purchase. As little as 10 percent down.
  • SBA 7(a). One loan that can also cover equipment, working capital, or a business purchase. More flexible, usually a little more expensive, with a guarantee fee that can be financed.
  • Conventional bank loan. No SBA paperwork, 20 to 30 percent down, and often the fastest close.

Put those next to the rent the business pays today and the question changes from "can we afford to buy" to "which of these do we want."

What to put on the listing

For an owner-user building, show an estimated loan payment on the listing card using the programs you actually work with. Label the assumptions: the down payment, the amortization, and the fact that taxes, insurance, and upkeep are extra.

For an investment property, show the cap rate from verified NOI and let the visitor open a full analysis: cash flow, debt coverage, the sale, and the return.

For land, invite them to estimate the whole project: land, construction, interest during the build, and the permanent loan.

Leave the approval to the lender

None of this replaces underwriting, and your site should say so plainly. What it does is get the buyer to the lender prepared, with a scenario they already understand and a summary they can hand over. Lenders like those buyers. So will you.
